HOA Fees in Redmond, WA: What Condo Dues Cost and Cover in 2026

by Ranjani Ravi

Redmond condo prices fell 32.1% over the past year, dropping to a $406,958 median. The monthly HOA fee doesn't fall with the price.

Key takeaway

On four current Redmond condo listings, the cheapest HOA fee covers the most services and the most expensive covers fewer, so compare what each fee includes before you compare asking prices. Condo prices are falling and listings sit for weeks, which makes the dues the cost to negotiate around. If you'd rather skip condo dues, a single-family home swaps the fee for a much higher price and maintenance bills you pay yourself.

Who this guide is for

You're weighing a Redmond condo or townhouse and need to know whether the monthly HOA fee fits your budget and what it buys before you make an offer.

How much are HOA fees in Redmond, WA?

For a Redmond condo buyer, the fee and what it covers matter more than the falling sticker price. Four active Northwest Multiple Listing Service (NWMLS) condo listings from April to July 2026 show monthly dues of $517 to $712.14.

For the bigger picture, see Redmond Housing Market.

What Redmond condo HOA fees look like right now

These are named examples rather than a citywide average. Treat them as a benchmark, not a definitive spread. A complex outside this set can sit well above or below them, so confirm the current fee on any unit you're considering.

Why the fee weighs more as condo prices fall

Condos took a median of 81 days to sell during the 90 days ending September 30, 2026. That slow pace gives you time to shortlist by fee and coverage first, then negotiate on price.

A lower price makes a high fee look tolerable, but the discount happens once, while you pay the fee every month for as long as you own.

How to narrow your options

  • Monthly payment is your limit: go to 'How HOA fees change what a Redmond condo costs' and run the numbers with the fee on the listing you're watching.
  • You want water, sewer, trash and earthquake insurance in one bill: start with 'What does a Redmond HOA fee cover?', then compare the five complex profiles, since coverage differs more than price.
  • You're financing with an FHA or VA loan: read 'Confirm the loan program will work' before getting attached to a complex.
  • You'd trade a known condo fee for more negotiating room: read the townhouse section.

What does a Redmond HOA fee cover?

The dues in the named listings pay for a mix of exterior upkeep, insurance and utilities. Part of the fee replaces bills a single-family owner pays directly, which should change how you judge whether a fee is expensive.

Every association writes its own budget. A service missing from a listing's coverage line may be handled another way, or it may not be covered at all. Confirm the exact coverage against the association budget rather than the listing description.

Water, sewer and trash

All five named complexes pay water and trash through the HOA fee. Four of the five also cover sewer; Knollwood doesn't list it.

Earthquake insurance

All five Redmond condo listings checked include earthquake insurance in the HOA fee. This is the association's master policy for the building, not your personal coverage. Its deductible can be passed to owners as an assessment.

Grounds, roads and snow removal

Common-area maintenance appears in all five listings. Lawn service and road maintenance vary by complex, and only Sammamish River Villas lists snow removal.

What the fee usually leaves to you

Association dues rarely cover interior repairs, your own HO-6 insurance policy, or utilities like electricity and internet, so budget for those on top of the fee. Special assessments the board passes above the regular dues also sit entirely outside the monthly fee. A low fee with a large assessment on the horizon can cost far more than a higher fee without one.

Redmond condo complexes and their current HOA fees

FHA status is unconfirmed for all five complexes, so complete the loan approval check before making an offer.

Sammamish River Villas

The fee is about $517 a month per a current NWMLS listing (#2514730) dated April 28, 2026. It is the cheapest fee in this set and covers the most services. The list includes snow removal, which none of the others list.

Coverage runs to common area maintenance, earthquake insurance, lawn service, road maintenance, sewer, snow removal, trash, and water. A low fee covering a lot can signal thin reserves, so ask for the most recent reserve study before reading this fee as a bargain.

Deer Park Condominium

The fee sits at about $533.56 a month per a current NWMLS listing (#2528573) dated May 22, 2026. For slightly more than Sammamish River Villas, it lists the same services except snow removal.

The Cleveland Condominiums

This mid-range fee comes with a shorter coverage list. The fee is about $569 a month per a current NWMLS listing (#2504599) dated April 17, 2026.

Services stop at the five basics: common area maintenance, earthquake insurance, sewer, trash, and water. It costs more than Sammamish River Villas while listing fewer services, so ask what accounts for the difference.

The Redwoods Condominiums

This complex has the highest fee in the set at about $712.14 a month, per a current NWMLS listing (#2551545) dated July 9, 2026. It adds road maintenance to The Cleveland's services but lists no lawn service.

That's the most expensive fee here without the longest coverage list. Whatever justifies the extra cost, the listing doesn't show it, so ask.

Knollwood Condominiums

An active listing for this complex (NWMLS #2516369) shows common area maintenance, earthquake insurance, lawn service, trash, and water. Sewer is not listed.

The listing gives no current fee. Get the figure from the listing agent or the association before you compare it with the others.

How HOA fees change what a Redmond condo costs

A monthly fee turns into thousands of dollars over the life of a loan. When two condos are priced the same, compare their total carrying cost, not just the purchase price.

What the highest and lowest fees cost over a year

The highest fee in this set, at The Redwoods, comes to $8,545.68 a year. That is about 2.1% of the median condo price, paid every year. The lowest, at Sammamish River Villas, comes to $6,204 a year.

That $195.14 monthly gap equals $2,341.68 a year, or $11,708.40 over five years at today's dues. To run this for the unit you're watching, multiply its monthly fee by 12 and compare.

These figures assume dues stay flat. Associations raise dues through the annual budget, so ask for the last three years of fee history before you rely on any projection.

Using the slow condo market to negotiate

Condos are selling below list, with a 96.7% sale-to-list ratio and 4.5 months of supply over the 90 days ending September 30, 2026. Before you submit an offer, discuss these options with your agent:

  • a price cut that offsets the dues
  • a seller credit
  • a seller-paid share of a known special assessment

Your negotiating power depends on the specific unit. A well-priced condo in a complex with strong reserves may still draw competing offers.

How much is too much for an HOA fee?

First, check whether the fee fits your payment once the lender counts it in your debt-to-income ratio. Then look at what the fee replaces: utilities, exterior upkeep and insurance.

A strict dollar limit can be misleading. A high fee can be the healthier choice if it reflects funded reserves.

Condo versus townhouse versus single-family HOA fees in Redmond

Your property type decides how much of the exterior maintenance you control. Condos handle the most shared upkeep and single-family homes leave almost all of it to you. Townhouses sit in between, with fees that depend on what the association covers.

Condos

Condos have the clearest fee data and the widest choice right now, with 46 active condo listings in the latest 90-day window. The trade-off is fee exposure. A condo fee usually covers the building's exterior and shared systems, so it tends to be the highest kind of dues.

Townhouses

None of the 19 Redmond townhouses that sold in the latest 90 days went for more than asking. Supply sits at 6.7 months, which gives buyers the most negotiating room on paper.

Townhouse association dues aren't in this data, and the sample is small. Dues vary widely depending on how much exterior work the association handles, so you can't compare fees until you ask each association for its figure.

Single-family homes

The median sale price for a single-family home is $1,541,885, based on 93 recent sales. Many of these homes sit in associations, such as the master-planned Redmond Ridge, which has a residential owners association. Those dues usually cover common areas rather than your roof or utilities.

Skipping condo dues means paying roughly a million dollars more at the median. You also pay your own water, sewer, trash, insurance and exterior repairs.

What to check before you buy into a Redmond HOA

Washington law gives buyers specific rights to review an association's finances. Use the inspection period to read the documents that will set your future costs, and don't rely on the listing description for the final word on fees or rules.

Get the resale certificate and budget

Under Washington law, the seller provides a resale certificate showing the current assessment, pending assessments, the budget and reserves. Ask for it early and compare its figures with the listing.

The certificate shows the current fee, not next year's. Ask whether a new budget is pending ratification.

Read the reserve study and ask about special assessments

Washington law requires most associations to prepare and update a reserve study. Ask for the date of the last study, the percent funded and any planned assessments. The study shows whether the association has enough cash to replace the roof or repave the parking lot.

An association can be compliant on paper and still underfunded. Read the funding level rather than just checking that a study exists.

Check the insurance gaps

Confirm the master policy's earthquake deductible and whether your HO-6 policy includes loss-assessment coverage. Ask your insurance agent how a loss assessment would be handled. Quotes vary by building, so get a firm one before removing your inspection or financing contingencies.

Confirm the loan program will work

Check HUD's approved condominium list and the VA's list before writing an offer. Approval can lapse, so a complex approved in the past may not be approved now. Skipping this check puts your earnest money at risk.

Redmond HOA fees FAQs

How much can the HOA fee increase in Washington state?

Washington sets a process rather than a fixed cap. The board adopts a budget and owners get notice and a ratification meeting. The budget stands unless owners holding a majority of all votes in the association (or a larger share set by the declaration) vote to reject it. This is not legal advice.

What state has the highest HOA fees?

According to U.S. Census Bureau data, New York has the highest state median at about $739, while Arkansas sits around $47. Every Redmond condo fee profiled here falls between those two.

Are HOA fees in Redmond paid monthly or yearly?

The named condo fees are quoted monthly in their NWMLS listings. Single-family and townhouse associations may bill quarterly or annually. Ask the association for its billing schedule and how it handles escrow at closing.

How much is an HOA transfer fee in Washington?

Under Washington law, an association's charge for preparing a resale certificate may not exceed $275. An update requested within six months of a prior request is capped at $100. Ask the association what it charges for any transfer or capital-contribution fee.

Do lenders count HOA fees when I apply for a mortgage?

Yes. Lenders include HOA dues in your housing expense when calculating your debt-to-income ratio, so a higher fee reduces your borrowing power just as a higher mortgage payment would.

Can I use an FHA loan to buy a condo in Redmond?

Search HUD's Condominium Project Search by complex name and city to see whether a building is approved. If a complex isn't approved, single-unit approval may be an option, so confirm it with your lender.

Are HOA fees tax deductible in Washington?

HOA dues on a primary residence are generally not tax deductible, while dues on a rental property may count as a rental expense. Washington has no state income tax, so no state deduction applies. Ask a tax professional about your situation.

Can a Redmond condo HOA restrict renting out my unit?

Leasing limits come from the association's declaration and CC&Rs. Washington law sets the owner vote needed to add rental restrictions, so read the CC&Rs and ask about rental caps before buying.
